What the scope covers
Kinney's installs the underground utility infrastructure that ties a commercial building to the city system. Site utility work runs early and it runs the schedule — we plan the sequence with the GC and the site contractor so the pad, paving and building rough-in are never waiting on us.
- Domestic and irrigation water mains, taps and meter services
- Sanitary sewer mains, laterals, manholes and cleanouts
- Storm drainage, inlets, junction boxes and detention piping
- Underground fire line and fire hydrant assemblies
- Grease interceptors, sand traps and sampling wells
- Trench safety, shoring and bedding per plan
- Utility tie-ins and coordination with municipal inspectors
- Air, vacuum and hydrostatic testing
Sequencing and the schedule
Site utilities sit at the front of the job. Water, sewer, storm and fire line have to be in the ground, tested and accepted before paving, before the pad and often before the building can be occupied — which is why utility delays show up at the end of the schedule as certificate-of-occupancy delays.
We plan the utility sequence with the general contractor and the site contractor up front: what gets cut first, where the haul routes run, how deep the crossings sit and where the conflicts with electrical, gas and telecom duct bank are going to be.
Trench safety, shoring and bedding are installed to the plan and the geotech report. Testing, disinfection and municipal inspection are coordinated so acceptance is not the thing holding up the pour.
